Steel Building Prices

The price of steel buildings is dependent on the weight and size of each steel section, the shape of the beam (for example channel beams, eye beams or castellated beams may be used), the complexity of the structure (there may be a need for additional steelwork for localised support) and the location of the building. Prices for London will be higher than in other regional areas.

A steel frame building without cladding will cost approximately 35 per square metre. A steel framed building that is galvanised, rather than painted, will add up to 20 percent to the original cost, making it around 42 per square metre. For a single skin building with a corrugated cladding system and insulated lining, it will cost approximately 30 to 40 per square metre, or up to 200 per square metre for materials such as Alucobond.

In terms of structural steelwork unit rates per tonne, a bespoke industrial building, with little design repetition, will cost around 1800 per tonne of steel. This price is based on constructions in London, but regional prices for this type of building are around 1700 per tonne. A distribution or storage building (large span / trusses) will cost around 1550 per tonne in London, or regionally around 1400. Retail buildings or office buildings are priced at around 2000 per tonne in London, as they are more complex constructions, or regionally, around 1800 per tonne.

Unit cost per tonne is the leading benchmark cost unit for structural steelwork. The cost includes the steel along with the determining elements of connection design (this is the main frame design made by a structural engineer), detail drawing, fabrication, testing, treatment and delivery, offloading and erection. The overall frame cost of a building is calculated by estimated tonnage against the aforementioned features. The relative costs of the above elements will obviously vary from project to project. As a rough guide, the tonnage rate for a typical medium sized project could be divided into materials (30 percent), engineering (5 percent), fabrication (35 percent), priming (8 percent), delivery (2 percent) and erection (20 percent).

The prices below are for buildings constructed out of solid cold rolled high tensile steel and using portal frame technology, which ensures that the building is both strong and durable. You can often choose whether buildings are enclosed or open or a mixture of both. These prices include gutters, downpipes and ridge, eaves and base foam filler. There are also options for skylights with such buildings. Delivery may also cost up to 200, unless delivery can be made on an articulated lorry.
